Real Estate Postcard Marketing

 

If you are farming an area then you want to consider using postcards and direct mail as part of your marketing plan.

It’s hands down the best way to get in front of potential buyers and sellers and let them know that you can help them.

JBS Printing specializes in a direct mail program called Every Door Direct, and have successfully set up, printed and mailed postcard advertisements for Real Estate Agents that has directly helped them increase the number of leads they get, the number of homes they list, and the number of homes they sell.

What is Every Door Direct?

 

It is a simplified mailing program created by the United States Post Office, which allows businesses to advertise using direct mail at affordable postage rates.

Real Estate agents that use Every Door Direct see large cost savings because they DO NOT have to buy a mailing list, and they DO NOT have to pay for the additional process of addressing each mail piece.

This can typically add up to hundreds of dollars in savings.

I don’t have to buy a mailing list?

 

No.

With Every Door Direct, instead of addresses you choose carrier routes.

This is the route that the postal carrier delivers the mail to. When you use carrier route mailing, the mail is delivered to every home on that route.

It is also the reason why you don’t have to spend the additional money on addressing each piece. Since they are being dropped at every home there is no need to know every address on that route.

We simply sort the mail per carrier route chosen so the mail person delivering your postcards knows which route to deliver the mail to.

It’s a great simplified process.

What do I need to do?

 

The only thing you need to do as far as mailing is to choose which carrier routes you want to target.

And don’t worry, it only takes a few minutes and we walk you through how to do that over the phone.

From there we take care of the printing and mailing of your cards.

What types of postcards do you print for Real Estate Agents?

 

We print Just Sold Cards, Just Listed cards, and general branding cards.

They can be printed in two different formats that meet Every Door Direct regulations.

One is a panoramic 6 x 11 and the other is a jumbo 8.5 x 11.

They can be designed and formatted in several different ways.

They stand out in the mail compared to the typical 4 x 6 or 5.5 x 8.5 postcards that most Real Estate Agents use, and they get you great visibility.

How is my Postcard Designed?

 

This can be done in a few different ways.

If you have a graphic designer that you already work with you can supply us with print ready pdf files set up to the size post card you want printed.

We also offer professional design services and can do all the work for you.

If you would like us to design your postcard, we will have a phone consultation to figure out a design direction and then create your postcard for you.

Typically what we will need from you is a print ready copy of your logo if you want that on the card, some photos of the property(ies) you are promoting, and a photograph of yourself if you want that on the card as well.

We charge a flat fee of $150.00 for our design services and that includes unlimited revisions until the card is exactly how you want it.

The copy and text on the card is also figured out during the design consultation.

What type of paper are my postcards printed on?

 

We print all of our real estate marketing postcards on a heavy, high-quality 14 point coated paper.

This is heavier and more impressive than the 7 point industry standard that most printing companies use.

We want your cards to get noticed which is why we choose to use this as our postcard stock.

How long does it take to print and mail my postcards?

 

Your postcards will go into production once we get the final approval of your design.

There are many factors involved so it can be hard to determine the actual turnaround time from initial order to when they arrive in the mailboxes.

Generally it’s about 3-4 weeks.

We do our best to get jobs out as quickly as possible, but things like making several changes to a design can add time onto the overall process.

We tell all of our clients to give themselves a 30 day window to be safe. We know from experience that the second a project is rushed through, that is when mistakes happen. We don’t want that and neither do you.

If you need a job out sooner we may we may be able to accommodate your timeline, but there are typically additional rush charges applied to the overall cost of the job. The best thing to do is call us and let us know what you need and when you need it and we will be able to tell you if we can meet that schedule or not.

As much as we would love to print every postcard campaign you have, we wouldn’t want to jeopardize a business relationship with you by giving you a poor finished product. We would rather choose not to do the job than have it come out incorrectly.

Our main goal is your 100% satisfaction and would not want to do anything that would produce a job you would not be satisfied with.

Do you have a minimum quantity that needs to be ordered?

 

Yes.

Our minimum is 1,000 pieces.

This is for two reasons.

First, to keep our pricing competitive anything less than 1,000 wouldn’t allow us to give a good cost per card price.

Second and more important. We have been in the printing and mailing business for a long time.

We know that sending out smaller amounts less that 1,000 dramatically decreases the effectiveness of direct mail campaigns.

You need to give yourself a pretty good reach and mail to a good chunk of homes to get the most effectiveness out of your campaign. mailing out less than 1,000 puts you at a disadvantage right from the beginning.

Is 1,000 a scientific, magic number? No. But from our experience that is the bare bones minimum quantity that should be mailed out for any campaign when using Every Door Direct.

What can I expect for a response rate from my mail campaign?

 

This is a great question.

There are many factors and variables to give an exact answer.

First, it doesn’t really matter how many people respond to your postcard campaign.

What matters is how much money you are making from it.

For instance, let’s say you spend $3125.00 on a campaign. Someone purchases the property that you are promoting, and the selling price of the home was $250,000.00.

If you are working off of a 5% commission rate you will make $12,500.00. So you will make back 4 times what you spend. It doesn’t really matter how many people respond whether it’s 1 person or 100 people, what matters is that you are making a profit from your campaign.

What if no one responds to my campaign?

 

This can happen.

If you are just starting out with postcard marketing or are a new agent, people may not be familiar with you.

By sending out postcards on a regular basis people will start to recognize you and become familiar with you.

As we said above there really is no magic number of response rates, so you have to look at your campaigns overall.

For instance you might sent out a just listed campaign and not get any response, then you send out a second campaign to the exact same routes and you could have 100 people respond. Send out a third and 20 people respond.

With marketing in general, it’s about being consistent and taking regular action. Whether it’s postcard marketing, social media marketing, face to face networking events, etc. If you are not doing it regularly it will never be profitable.

And remember, just because someone might not respond right away, doesn’t mean they won’t respond. By sending out regular campaigns you will become “top of mind” so when someone is ready to buy or sell you will be the person they call because they have become familiar with you.

Do you print for Real Estate Agents all around the country?

 

Yes.

We have completed Every Door Direct Farming Campaigns for Agents from the East Coast to the West Coast.

That’s not a problem.

What is the best way to go about starting an EDDM campaign?

 

We recommend a very simple two step process.

When you know you are going to be having a listing coming up, call us in advance to give yourself enough time.

Use the Every Door Direct Online Tool and enter in the address of the listing. Figure out the radius you want to target up to 5 miles.

When you see how many homes are within that radius then you simply choose which routes you want to mail to.

Once you know which routes you want to target, give us a call and we can get your order going.

We will simply need:

The address of the listing.

The routes that you want to mail to.

The size postcard you want to mail out.

Your print ready file if you have a designer creating the postcard for you or let us know if you want us to design for you.

We will have a design consultation if we are designing the card for you.

We take it from there. your part of the process is pretty much done unless we have a few questions during production.

The second part is to promote yourself again once the listing is sold.

Just follow the above steps again or let us know that you want to target the same routes as last time and you are done.

By doing this you are creating a continuous and regular marketing funnel that will let people know that you are helping others sell their homes and you will be branding your self at the same time.

It’s by far one of the best ways to increase your business and get maximum exposure in the areas you are farming.
